The Scope and Purpose of a 4-Point Inspection
A “four-point” inspection is a limited visual inspection of the residential structure. A four-point inspection is not exhaustive and is limited to a visual inspection of the four systems and components, which include: 1) the electrical panel and any visible wiring; 2) the plumbing system and any visible pipes; 3) the HVAC system and any visible connections; and, 4) the roof cover and any visible issues. A 4-point inspection is not nearly as comprehensive as a residential home inspection..
This inspection and report are not intended to evaluate or certify compliance with local building codes. It is limited to assessing the visual conditions and identifying deficiencies observed at the time of the inspection. If you require confirmation of compliance with past or current building codes, I recommend consulting with the appropriate local building officials.

Additional Comments:
- The inspection was limited due to the presence of household goods through the house.
- The inspection in the attic was limited due to restricted access and obstructed views. Insulation and ducts blocked the view of wood members and made it unsafe to traverse the attic floor. Very low pitched near the edges of the roof. A visual inspection was performed from point of access.
- Age of water heater: 22 yrs (manufactured in 2002)
