  The following observations were noted:

  • Missing cover plate for the electric receptacle in the below stair area
  • Loose electric receptacle at the kitchenette area
  • Missing electrical cover plate on the north wall

  Recommendation

  Hire a licensed electrical contractor to further evaluate and repair the electrical system.

  LIGHTING REPAIRS ARE NEEDED

  The following items were noted with the lighting system:

  • Stains were noted on one of the light covers and the large room.
  • Six of the lights were not working in the main floor unit
  • Two of the lights are out in the southwest room

  Recommendation

  Hire a licensed electrical contractor to further evaluate and repair the lighting as needed.

  • Nine of the lights were out on the second floor
  • Missing electrical cover plate in the alcove area

  Recommendation

  Observations

  • The shelving built in front of the electric panel is obstructing proper access. That should be a 30-in working clearance.
  • A double tapped breaker was noted on the left side
  • The bonding connection is disconnected by the second floor water heater

  Recommendations

  • Repair the electric panel as needed.
