Comment Key or Definitions
The following definitions of comment descriptions represent this inspection report. All comments by the inspector should be considered before purchasing this RV coach. Any recommendations by the inspector to service or replace suggest a second opinion or further inspection by a qualified RV technician. All costs associated with further inspection fees and service or replacement of item, component, or unit should be considered before you purchase.
Acceptable (A) = A visually observed item, component, or unit, and if no other comments were made, it appeared to be functioning as intended, allowing for normal wear and tear.
Fair (F)= The item or its components do not need immediate service, but wear and tear exist, and the item is not in optimum condition. Some may elect to service or replace this item now, while others may wait.
Poor (P) = The item, component, or unit is not functioning as intended, service or replacement is recommended, or needs further inspection by a qualified RV technician.
Not Inspected (NI)= The item, unit, or component was not inspected, and no representations were made as to whether or not it was functioning as intended. A statement of reason for not inspecting may be made.
Not Present (NP) = This item, component, or unit is not in this RV.
NRVIA Standards of Practice
Purpose, Scope, and General Statements
1 – The purpose of the Standards of Practice is to establish a uniform standard for the company's RV Inspector to inspect and report objectively the conditions of a Recreational Vehicle and its components.
2 – The Standards describe the components, and systems included in an RV Inspection.
3 – The Standards apply to motorized and towable types of RVs as defined by the RV Industry.
4 – The Standards apply to a visual inspection of those areas, components, and systems that are readily accessible to determine at the time of inspection that they are performing their intended function without regard to life expectancy.
5 – The RV inspection aims to identify visible and operational defects as permitted by the current conditions that, in the judgment of the RV Inspector, will adversely affect the function or integrity of the Recreational Vehicle's items, components, and systems.
6 – RV Inspections performed under the Standards of Practice are visual and rely upon the RV inspector's opinion, judgment, education, and experience. They are not intended to be technically exhaustive.
7 – RV Inspections shall be performed in a time period sufficient to allow compliance with the provisions of the NRVIA Standards of Practice.
8 – RV Inspections performed under the Standards shall not be construed as being a compliance inspection of any code, governmental regulation, or manufacturer’s installation instructions or procedures. If a law, statute, or ordinance prohibits a procedure recommended in the Standards, the RV Inspector is relieved of the obligation to adhere to the prohibited part of the Standards.
9 – RV Inspections performed under the Standards are not an expressed, implied warranty or guarantee of adequacy, performance, or useful life of any RV, any of its components or systems.
10 – Only those items specifically listed on the RV Inspection Report will be included in the RV Inspectors evaluation.
11 – The RV Inspector shall report any system or component included in the Standards of Practice that were present during the RV Inspection but were NOT inspected and provide the reason they were not inspected.
General Limitations and Exclusions
1 – RV Inspections performed under the company's Standards of Practice exclude any items concealed or not readily accessible to the RV Inspector. The RV Inspector is not required to move furniture or personal or stored items. Lifting floor covering, and accessing interior walls and ceilings which could damage or destroy the components or systems being evaluated is not part of the RV Inspection.
2 – The determination of the presence of damage caused by insects or water is only to be evaluated by observation with an opinion being rendered by the RV Inspector that is to make the client aware of the issue.
3 – Excluded from the Standards of Practice is the determination of indoor air quality of the RV and its consequence of physical damage, toxicity, odors, waste products, and noxiousness.
4 – The RV Inspection and report are opinions only that are based upon the visual observation of the existing conditions of the RV at the time of the RV Inspection. The report is not intended to be construed as a guarantee, warranty, or any form of insurance. The RV Inspector will not be responsible for any service, repairs, or replacement concerning the RV or its contents.
5 – The RV Inspector is not required to enter any premises that visibly show a threat to the safety of the RV Inspector or others nor inspect any area or component that poses a danger to the RV Inspector or others.
6 – The NRVIA Certified RV Inspector will inspect and report on the RV items listed in this report and their condition during the RV Inspection. Any additional items of inspection will be dependent upon any agreements that are made between the client and the RV Inspector.

Chapters and Sections
This report is divided into chapters that parcel the RV coach into logical inspection components. Each chapter is broken into sections that relate to a specific system or component of the RV coach. You can navigate between chapters with the click of a button on the left-side margin.
Most sections will contain some descriptive information in black font. Observation narrative, done in colored boxes, will be included if a system or component is found to be significantly deficient in some way or if we wish to provide helpful additional information about the system or the scope of our inspection. If a system or component of the RV was deemed to be in satisfactory or serviceable condition, there may be no narrative observation comments in that section and it may simply say “tested,” or “inspected.”
Observation Labels
All narrative observations are colored, numbered, and labeled to help you find, refer to, and understand the severity of the observation. Observation colors and labels used in this report are:
- Life Safety Issue:The following items indicate that the condition is a LIFE SAFETY ISSUE. They could cause accidents or harm. It is recommended that a qualified RV technician further evaluate and correct the identified issue before the unit is occupied.
- Major Issue:The following items indicate that the condition is a MAJOR ISSUE. They can impact the longevity of the vehicle, can be a possible costly repair, and/or warrant immediate repair. It is recommended that a qualified RV technician further evaluate and correct the identified issue as needed.
- Minor Issue:The following items indicate that the condition is a MINOR ISSUE. They do not impact the operation of the vehicle and can be repaired at a later date. It is recommended that a qualified RV technician further evaluate and correct the identified issue as needed.
- Notice / Comment:Refers to aside information and /or any comments elaborating on descriptions of systems in the RV or limitations to the RV inspection.
- Description:Detailed description of various aspects of the coach noted during the inspection.

Summary
Life Safety Issues
- MWCA-3 MH-Front Windshield and Cab Area - Windshield and Cab Area:
The passenger seatbelt does not retract
- MWCA-8 MH-Front Windshield and Cab Area - Dash Radio and Cameras:
The right turn and left turn cameras are a blurry. In addition, the camera does not automatically return to rearview mode. It stays in either right or left turn.
- TW-1 Tires and Wheels - Curbside Front-Tire/Wheel:
All of the tires on the RV are below the recommended tire PSI. It is recommended that the tires be inflated to the proper PSI prior to use. Front tires 125 PSI. Drive tires 85PSI. Tag tires 115 PSI.
- LSC-1 Life Safety Components - Combination Smoke / CO Detector:
The smoke detector that is in the RV is not operational. It is not a combination smoke detector and carbon monoxide detector. It is also not an RV approved detector. It is recommended that this be replaced with a proper combination, Smoke and CO2 detector prior to use of the RV.
Major Issues
- RE-1 Roof Exterior - Roof:
There are black spots all over the roof. these pictures are representative of the roof condition. It is recommended that this be further evaluated by a qualified RV technician.
- RE-2 Roof Exterior - Roof:
The sealant surrounding the skylight is cracked. This could allow for possible water intrusion. It is recommended that this be further evaluated by qualified RV technician.
- RE-3 Roof Exterior - Roof:
The sealant surrounding the rear most vent cover is cracking. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-4 Roof Exterior - Roof:
The sealant surrounding the rear, most awning mount is cracking. This could allow for possible water intrusion. It is recommended that this be further evaluated by qualified RV technician.
- RE-5 Roof Exterior - Roof:
The rear, most plumbing cap is on crooked and the sealant is cracking. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-6 Roof Exterior - Roof:
The cover for the vent in the center of the RV is missing this could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-7 Roof Exterior - Roof:
The plumbing vent located in the center RV next to the Max fan is missing its cover and the sealant is cracking. This could allow for possible water intrusion. It is recommended that this be further evaluated by qualified RV technician.
- RE-8 Roof Exterior - Roof:
The sealant on the center fan cover is beginning to crack. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-9 Roof Exterior - Roof:
The sealant surrounding the radio antenna is beginning to crack. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-10 Roof Exterior - Roof:
The sealant surrounding the front fan vent cover is cracking. This could allow for possible water intrusion. It is recommended that this be further evaluated by qualified RV technician.
- RE-11 Roof Exterior - Roof:
The sealant surrounding the television antenna is beginning to crack. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified Rv technician.
- RE-12 Roof Exterior - Roof:
The sealant surrounding the GPS antennas is beginning to crack. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-13 Roof Exterior - Roof:
The sealant surrounding the brackets holding the small solar panel is beginning to crack. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- RE-14 Roof Exterior - Roof:
The access panel for the satellite TV cables has improper sealant. This could allow for possible water intrusion, it is recommended that this sealant be replaced by a qualified RV technician to prevent water intrusion
- S-2 Slideouts - Curbside Front Slideout:
The top seal of the slide out has several small holes in it. This could allow for possible water intrusion. It is recommended that this be further evaluated by a qualified RV technician.
- 1VA1VDES-4 120 Volt AC and 12 Volt DC Electrical System - 12 Volt DC House Battery:
The voltage on the battery dropped to 11.7 V when disconnected from shore power. This is below the expected Voltage. It is recommended that this be further evaluated by a qualified RV technician.
- AO-2 Appliances: Other - In-House Vacuum System:
The in-house vacuum system can be heard turning on in the basement however there is no suction at the dust sweep vent nor at the hose. It is recommended that this be further evaluated by a qualified RV technician.
- I-8 Interior - Windows, Blinds and Shades:
The window mechanism on the window located behind the sofa on the street side second window from the right has separated. This could allow the window to open while in motion. It is recommended that this be further evaluated by a qualified RV technician.
- I-15 Interior - Toilet Guest:
The toilet located in the guest bathroom has several cracks on the inner basin. There is a previous repair. It is recommended that this be further evaluated by a qualified RV technician
Minor Issues
- MWCA-1 MH-Front Windshield and Cab Area - Windshield and Cab Area:
The windshield wipers do not fully wipe the water off of the window. It is recommended that this be further evaluated by a qualified RV technician.
- MWCA-2 MH-Front Windshield and Cab Area - Windshield and Cab Area:
The USB port at the dash has no power, even with the stereo turned on. It is recommended that this be further evaluated by a qualified Rv technician.
- MWCA-4 MH-Front Windshield and Cab Area - Windshield and Cab Area:
The passenger seat armrest has a tear, and there is clear plastic tape wrapped around it
- MWCA-5 MH-Front Windshield and Cab Area - Windshield and Cab Area:
There is a hole in the back of the passenger seat
- MWCA-6 MH-Front Windshield and Cab Area - Windshield and Cab Area:
The driver seat has black tape wrapped around the armrest likely to cover a tear
- MWCA-7 MH-Front Windshield and Cab Area - Windshield and Cab Area:
The right side armrest on the driver seat is beginning to tear
- ES-1 Exterior Sidewalls - Curbside - Sidewall:
There are some scratches along the curbside see the attached pictures
- ES-2 Exterior Sidewalls - Curbside - Sidewall:
The piston for the first cargo compartment door has fallen off. It is recommended that this be further evaluated by a qualified RV technician.
- ES-3 Exterior Sidewalls - Curbside - Sidewall:
The cargo compartment that is in front of the rear wheel holds the exterior television, the Pistons will not hold the cargo compartment door up. The door is very heavy.
- ES-4 Exterior Sidewalls - Rear Cap / Wall:
There is some paint damage in the center of the bumper above the license plate bracket
- ES-5 Exterior Sidewalls - Streetside - Sidewall:
There are two scratches and a few minor paint chips on the street side
- A-2 Awnings - Main Awning:
The main awnings will not operate from the Girard control panel located in the cabinet above the door. It is recommended that this be further evaluated by a qualified RV technician
- S-1 Slideouts - Curbside Front Slideout:
On the interior of the curbside front slideout, there is some damage to the wallpaper and paneling
- S-3 Slideouts - Curbside Rear Slideout:
On the rear edge of the slide topper, it is beginning to fray. It is recommended that this be further evaluated by a qualified R V technician
- S-4 Slideouts - Streetside Front Slideout:
On top of the street side slide out on the interior there is foam that is coming out of place. This could allow for a cold or hot air to enter the RV. It is recommended that this be further evaluated by a qualified RV technician .
- TW-2 Tires and Wheels - Curbside-Tag Tire/Wheel:
There is oil residue surrounding the center hub of the curbside Tag wheel. It is recommended that this be further evaluated by a qualified mechanic.
- TW-3 Tires and Wheels - Streetside-Tag Tire/Wheel:
There is oil residue coming out from the center of the Streetside Tag Wheel hub. It is recommended that this be further evaluated by qualified mechanic.
- TW-4 Tires and Wheels - Streetside Front-Tire/Wheel:
There is some oil residue coming out from the inside center streetside front hub. It is recommended to this be further evaluated by qualified mechanic.
- MU-1 MH-Chassis and Undercarriage - Chassis and Undercarriage:
The exhaust pipe for the oasis is held up by metal wire. It is recommended that this be further evaluated by a qualified RV technician.
- MU-2 MH-Chassis and Undercarriage - Chassis and Undercarriage:
There is oil residue coming from the bottom of the axle pumpkin near the drain plug. It is recommended that this be further evaluated by a qualified mechanic.
- MRT-5 MH-Engine, Radiator and Transmission - Coolant:
The coolant level could not be seen through the glass bubble. It is recommended that this be further evaluated by a qualified mechanic.
- MS-1 MH-Leveling System - MH-Leveling System:
Leveling system control panel. Note the levelers would not function in automatic leveling mode however they did go down and up in manual mode. It is recommended that this be further evaluated by a qualified RV technician
- 1VDEL-1 12 Volt DC Exterior Lights - Chassis Lights:
The fog light on the driver side is not operational. It is recommended that this be further evaluated by a qualified Rv technician.
- 1VA1VDES-1 120 Volt AC and 12 Volt DC Electrical System - AC Outlets & GCFI:
The outlet located next to the television in the bedroom, the upper outlet has something stuck inside of it. It is recommended that this be further evaluated by a qualified RV technician.
- 1VA1VDES-3 120 Volt AC and 12 Volt DC Electrical System - 12 Volt DC Chassis Battery:
The battery hold down clamp is not in place. The nut is missing on the front battery. The clamps used on top of the batteries are not in place
- AK-1 Appliances: Kitchen - Microwave:
The convection oven was set to temperature of 350° and the temperature was verified with a thermometer Which reached 275°
- AK-2 Appliances: Kitchen - Dishwasher:
The dishwasher is missing the lower rack and has a odor to it. The dishwasher was unable to be tested due to a lack of sewer connection. It is not recommended to run the dishwasher without the gray tank valve opened.
- I-1 Interior - Ceiling:
The ceiling fan in the guest bathroom did not turn on. The lid opened, but the fan did not function. In addition the mounting bracket is broken and it is coming down from the ceiling. It is recommended that this be further evaluated by a qualified RV technician
- I-3 Interior - Lights:
The light above the entry stairs is coming out of its socket. It is recommended that this be further evaluated by a qualified RV technician.
- I-4 Interior - Lights:
The lights over the driver and passenger seat are flickering, turned off and then back on again. It is recommended that this be further evaluated by a qualified RV technician.
- I-5 Interior - Doors / Privacy Curtains / Screens:
The sliding door to the bedroom has damaged to the finish on both sections on the living room side.
- I-6 Interior - Doors / Privacy Curtains / Screens:
The closet door located in the master bathroom has some minor finish damage located near the handle
- I-7 Interior - Walls:
On the wall located on the slide next to the sofa on the curbside, there is a small hole in the wall
- I-9 Interior - Windows, Blinds and Shades:
The nightshade above the master bath toilet will not go down or up. It is recommended that this be further evaluated by a qualified RV technician.
- I-10 Interior - Flooring:
The grout at the entrance step is cracking
- I-11 Interior - Kitchen Sink:
The fitting on the P-trap is cracked. It is recommended that this be further evaluated by a qualified RV technician.
- I-12 Interior - Kitchen Sink:
There are some scratches in the countertop
- I-13 Interior - Kitchen Sink:
The stoppers on both sides of the kitchen sink are missing
- I-16 Interior - Toilet Guest:
The toilet paper holder in the guest bathroom is not connected. The piece is located under the sink.
- I-18 Interior - Shower:
The seat for the shower has been removed and is located in the bathroom closet
- I-19 Interior - Shower:
There is water leaking where the hose connects to the showerhead. It is recommended that this be further evaluated by a qualified RV technician.
- I-20 Interior - Bathroom Sink Master Bath:
There is carpet damage under the bathroom sink located on the right hand side
- F-1 Furniture - Sofa (1):
There are stains in the fabric of the sofa cushions
- F-3 Furniture - Beds:
Storage compartments under the bed. Note the Pistons do not hold the storage compartment open
- F-4 Furniture - Cabinets:
The slide out tray located beneath the kitchen sink has been damaged and previously repaired
- F-5 Furniture - Cabinets:
The upper drawer furthest to the rear in the bedroom dresser, the rail is not operating as expected. There are several ball bearings located in the drawer below. It is recommended that this be further evaluated by a qualified RV technician.
- F-6 Furniture - Cabinets:
The lower center drawer in the bedroom dresser is off of its track and will not fully close. It is recommended that this be further evaluated by a qualified RV technician.
- E-1 Electronics - TV - Front:
The inspector was unable to pick up DIRECTV channels or over the air channels. It is recommended that this be further evaluated by a qualified RV technician.
- E-3 Electronics - TV - Living Room:
The inspector was unable to receive DIRECTV channels or over the air channels. It is recommended that this be further evaluated by a qualified RV technician.
- E-4 Electronics - TV - Bedroom:
The inspector was unable to receive DIRECTV channels or over the air channels. It is recommended that this be further evaluated by a qualified RV technician.
- E-5 Electronics - TV - Exterior:
The exterior television would not turn on. It was very difficult to test as the cargo compartment door would not stay open and the remote did not work.
- E-6 Electronics - Bose Sound System:
The Bose sound system was unable to be tested as the remote did not function.
- E-7 Electronics - Satellite Receiver:
DIRECTV receiver boxes. The satellite receiver boxes were unable to be tested as they were not activated.
Notice / Comment
- RE-15 Roof Exterior - Roof:
It is noted that there are scratches along the roof cap from previous ladder use. Your inspector uses a ladder with cushions to prevent scratching.
- ED-1 Entrance Doors - Door - Coach:
It is recommended that you ask the dealer for the door combination
- MRT-1 MH-Engine, Radiator and Transmission - Engine:

- Coolant Testing - SCA, 6 months or 15,000 miles
- Oil and Oil Filter, 12 months or 21,000 miles
- Fuel Filter, 6 months or 20,000 miles

- Valve Lash Check, 48 months or 150,000 miles
- Diesel Particulate & DEF Filter, 200,000 miles
- MRT-2 MH-Engine, Radiator and Transmission - Engine Oil:
It is noted that the inspector was not provided with an up-to-date oil and oil filter history. Not knowing the details of the last oil maintenance may limit the detail that can be provided in an oil analysis. It is recommended that the client maintain records of all fluid and filter changes and fluids added between changes.
- MRT-3 MH-Engine, Radiator and Transmission - Engine Oil:
No engine oil sample was taken during the inspection. The inspector recommends reviewing the manufacturer's service intervals to identify when engine oil and filter changes are required.
- MRT-4 MH-Engine, Radiator and Transmission - Coolant:
No coolant sample was taken at the time of the inspection. The inspector recommends reviewing the manufacturer's coolant service intervals to determine when a coolant changes are required.
- MRT-6 MH-Engine, Radiator and Transmission - Transmission:
No transmission sample was taken during the inspection. The inspector recommends reviewing the manufacturer's service intervals to determine when a transmission fluid change is required.
- 1VA1VDES-2 120 Volt AC and 12 Volt DC Electrical System - 12 Volt DC Chassis Battery:
The 12volt chassis starting batteries were dated December 2024 however, when the inspector arrived, the dealership had a battery tender, charging the batteries. It is recommended that the batteries be further checked upon pick up.
- WS-1 Water Systems - Black Water Tank:
There was a not waste dumping capability on the inspection site. The inspector filled the tanks early in the inspection to allow for maximum time to show a tank or line leak. The inspector did not observe any leaks.
- AO-1 Appliances: Other - Washer / Dryer:
The washer was unable to be tested as there was not a sewage dump on site. It is not recommended to operate a washing machine with the gray water drain closed.
- F-2 Furniture - Beds:
Overview of the bed. Note the mattress is dirty and has some stains
- F-7 Furniture - Safe:
The safe located in the bathroom closet has a key to open and close is recommended that you ask the dealership for the combination or the directions on how to program your own combination
- E-2 Electronics - Remote Controls:
There are numerous remote controls, located in the drawer above the dishwasher and located in the center drawer of the bedroom dresser.
