Well Inspection; Inspection Scope

This well inspection was conducted to evaluate the condition, functionality, and safety of the private water well system serving the property. The inspection is visual and operational, based on conditions observed at the time of inspection. It is not a guarantee of future performance.

Well Location & Accessibility

• Setback distances from septic, property lines, and contaminants(If possible to determine septic location)
• Visible well site conditions (vegetation, drainage, grading)

Wellhead & Casing

• Casing height above grade
• Casing material and visible condition
• Well cap type, seal integrity, and sanitary protection
• Evidence of rust, damage, or tampering

Pressure System

• Pressure tank type (standard/bladder)
• Operating pressure range
• Visible leaks, corrosion, or deterioration
• Pressure switch operation

Pumps & Controls

• Submersible/jet pump type and age (if known)
• Audible or visible pump performance issues
• Control boxes, wiring condition, grounding, and safety

Distribution & Plumbing

• Supply lines, shutoff valves, fittings, support, insulation
• Visible leaks, corrosion, or improper materials

Limitations & Exclusions

Limitations

• Underground components that were not visible or accessible were not evaluated.
• Inspector does not dismantle equipment, pull pumps, or determine well lifespan.
• Water quality results reflect the time of sampling only.
• Historical yield, drilling records, and maintenance logs may not be available.

Recommendations

• Consider annual water quality testing per state/local guidelines.
• Maintain clear area around wellhead (minimum 3 ft).
• Consult a licensed well contractor for evaluation/repair.
• Review available well logs and maintenance records.
