Swimming Pool; Inspection Scope
The swimming pool/spa inspection is a limited, visual, non-invasive evaluation performed as part of a general home inspection. It follows the applicable Standards of Practice for home inspectors. The purpose of this inspection is to identify visible defects in the accessible components of the pool and associated systems at the time of inspection.
What Is Included
The inspector will visually examine:
路 Pool structure: visible surface condition of plaster, tile, coping, deck, and shell
路 Circulation equipment: pump(s), filter(s), heater (visual only), and above-ground plumbing
路 Electrical components: GFCI/AFCI protection where accessible, bonding/grounding when visible
路 Safety features: fencing, gates, alarms, latching systems, covers (visual only)
路 General operation: basic pump operation using standard user controls
路 Visible leaks or damage to equipment or surrounding areas
Limitations & Exclusions
This inspection does not include:
路 Leak detection, pressure testing, or evaluation of underground plumbing
路 Assessment of water chemistry, sanitation systems, or biological safety
路 Disassembly of any equipment, removal of covers, or internal inspection of filters/heaters
路 Testing of automation systems beyond simple on/off operation
路 Evaluation of compliance with building codes, ADA requirements, or municipal pool safety laws
路 Determination of structural integrity below visible surfaces
路 Examination of pool accessories (slides, diving boards, waterfalls, lighting beyond operation check, etc.)
路 Winterized or out-of-season equipment that cannot be safely operated
Operational Limitations
Equipment is operated only if weather and conditions allow and if doing so does not risk damage to the system.
The inspector does not:
路 Ignite gas appliances manually
路 Adjust valves, pressures, or settings
路 Perform repairs or troubleshooting
路 Certify equipment functionality under load or extended use

This inspection does not certify the pool as safe, compliant, or suitable for swimming. Hazards such as entrapment risks, diving safety, entitlements of depth, slip hazards, and drowning prevention features must be evaluated by qualified specialists or local authorities.
Conditions Subject to Change
Pool and spa systems can fail without warning, and water chemistry or equipment conditions may change immediately after the inspection. Findings represent the condition at the time of inspection only.
Recommendations
If defects, safety concerns, or suspected leaks are observed, the inspector may recommend:
路 Evaluation by a licensed pool contractor
路 Leak detection by a qualified specialist
路 Electrical evaluation by a licensed electrician
路 Repairs or replacement prior to pool use
路 Further review of local pool safety requirements
